A To-Be-Built home refers to a home that is not yet constructed but is planned or in the process of being built. You'll have the opportunity to select your desired Insignia Design Scheme. Where applicable, you'll have the opportunity to select design options such as finishes, fixtures, flooring, and more to customize your home to your personal style. The completion time of a To-Be-Built home depends on the construction progress.

An Under Construction Home refers to a home that has started the construction process, is more than 60 days from completion, and is ready for purchase. Depending on the stage of construction, our team of professional designers may have selected some or all design selection. The completion time of an Under Construction Home home depends on the construction process.

A Move-In Ready home refers to a newly constructed home that is within 60 days of completion. Curated design selections have been made by our team of professional designers and a projected move-in date has been set.

With our New Home Co. Insignia Design Program, you can transform your house into a home as original as you are. Select from curated design schemes that offer a flexible range of styles and costs to fit your budget. You can see Insignia Design Schemes displayed at participating neighborhoods. A sales team member will walk you through the program and upgrade options available to you.

Select New Home Co. neighborhoods feature a Design Studio where you can meet with a professional designer to make personal design choices to suit your preferences and lifestyle. Where applicable, you'll have the opportunity to select design options such as finishes, fixtures, flooring, and more.

Once the selections are finalized for each home, the products are ordered from our trusted partners to ensure the homes are built on time. Our policy does not allow for changes to avoid delays, complications, and added cost. This means that we can deliver the home on time.

Pre-qualification is a preliminary step in the mortgage application process where a lender assesses a borrower's financial situation to provide an estimate of how much they may be qualified to borrow. It's important to note that the pre-qualification is not a guarantee of a loan but rather an initial evaluation based on the information provided by the borrower. The main goal is to give potential homebuyers a general idea of their purchasing power and to guide them in the early stages of the homebuying process. You'll be asked to provide the lender with some information about your finances, including your income, any debt and basic details about your bank accounts. Please see a lender for more details.

Pre-qualification provides a rough estimate based on self-reported information, while pre-approval involves a more in-depth evaluation with verification by the lender. Pre-approval offers a higher level of confidence to both the borrower and the seller in the homebuying process. Keep in mind that neither pre-qualification nor pre-approval guarantees final loan approval, as that depends on additional factors. Please see a lender for more details.

"Earnest money" refers to a deposit made by a buyer to reserve a home and to demonstrate their serious intent to purchase a property. The amount differs by neighborhood. See a sales representative to learn more.

A lender is a bank or financial institution that provides a home loan to purchase a home. New Home Co. is not a lender. However, we have a few preferred lenders that can work with you as you begin your homebuying journey. Lenders differ by market. See a sales representative for more details.

You do not have to use our preferred lender.

The construction timeline for a new home can vary based on several factors, including the size and complexity of the house, the weather conditions, the availability of materials and labor, and local regulations.

We know our customers value great design. Our team of expert designers make timeless selections to create a home that transcends trends and fads. Once the selections are finalized for each home, the products are ordered from our trusted partners to ensure the homes are built on time. Our policy does not allow for changes to avoid delays, complications, and added cost. This allows us to deliver homes within a reasonable timeframe..

You will be notified of your approximate closing date once the final construction schedule is established for completing your home. You will receive a final closing date from your sales representative.

Depending on the community and region, a Meet the Builder appointment will be scheduled during your homebuying journey. During this meeting, our sales and construction teams will walk you through timelines, set expectations for milestone deliveries, review roles and responsibilities, and allow time for you to ask any questions.

A New Home Co. Customer Care Representative will walk you through the operation, maintenance, and warranties associated with your home purchase during the Homeowner Orientation Walk. Your new home has been carefully crafted by human hands and made from natural products which can lead to inconsistencies from home to home. If you'd like to submit a warranty claim, follow the process specified in your Limited Warranty and submit a service request via the "Homeowner Central by Conasys" app.

An HOA fee, or Homeowners Association fee, is a recurring payment made by homeowners to a homeowners association. The purpose of the HOA fee is to cover the costs associated with the maintenance, management, and improvement of the community managed by the homeowners association.

You can submit a service request via the "Homeowner Central by Conasys" app or at newhomeco.com. You will typically receive contact from your Customer Care Representative within 2 business days of submittal. Include pictures and as much information as possible.
